I've noticed for the last 2 dev builds that when I open an invite on my exchange account email, there's a message that says "waiting for calendar sync" and the message does not show for about 10-20 seconds. Then the invite shows in the email for me to respond.

Actually that's been there for quite some time.

What is the app doing at this time and what for? Syncing the calendar event.

Why the delay though? I haven't seen it in my other exchange email program (Nine) and didn't see it in previous versions of AM.

I haven't seen it in Nine either, maybe because I've never seen Nine at all.

The scenario when this can happen at all is when you have a brand new message with an invite, or a message where the corresponding calendar event has been deleted (and the message remained).

On my phones, it takes about 2-3 seconds at most, this is with an Office 365 account.
